Because the property is rented in 30-day blocks, every cancellation has a real impact on the calendar — we usually can't backfill the dates the way a hotel can. The policy below tries to be fair to both sides: we keep enough skin in the game that you take the booking seriously, and you keep enough flexibility to handle real-life surprises.

If you need to push your dates rather than scrap the trip, we'll move you to any open block within 9 months at no fee — provided the request comes in 30+ days before the original check-in. Inside 30 days, modifications are treated as a cancellation and re-booking under the table above. Pricing on the new block uses the rate of those new dates (high-season vs. low-season can differ).
If your stay is being paid by your homeowners or renters insurance carrier under Coverage D / Loss of Use / Additional Living Expenses, the cancellation rules above are softened in a few specific ways:
"Bad weather forecast" or "we changed our mind because the news looked scary" does not qualify — only an actual evacuation order, FEMA disaster declaration, FAA airport closure affecting your travel, or similar formal event qualifies.
The refundable damage deposit (typically $1,500) is separate from rent and is returned within 14 days of checkout, less any documented damages or unpaid utilities above included caps. The damage deposit is returned regardless of how the cancellation tier above is calculated.
Refunds are issued through the original payment method when possible. Zelle and wire-transfer refunds typically clear within 1–3 business days; we don't withhold them. Cash payments are refunded by Zelle or check.
For 30+ day stays we strongly recommend independent travel/trip insurance — particularly during Florida hurricane season (June 1 to November 30). A typical policy covering medical, trip interruption, and cancellation runs about 5–7% of trip cost and pays out in scenarios our policy can't cover.
